An As-Built SAP Calculation is the final stage of the building compliance process and is undertaken once building work has been completed.
Once your property has been constructed, Building Control require a final EPC, which is taken from an As-Built SAP Calculation. The As-Built SAP calculation will determine whether the dwelling still meets the requirements of Building Regulations. It will also show if any changes have been made to the property during construction/development which were not previously highlighted during the planning phase.
Significant changes made to the property could alter the initial SAP Rating, and result in the Dwelling Emission Rate (DER) and the Dwelling Fabric Energy Efficiency (DFEE) exceeding the targets set during the Design Stage. Unfortunately if this is the case, the property is unlikely to achieve Final Approval and cannot be marketed for sale or let.
Before we begin any SAP Calculations, an Air Pressure Test will likely be required to measure the air leakage of the dwelling (this would require a visit to the dwelling/s). The results of this test are fed directly into the SAP Calculation alongside information from the finished plans (with variations), from the client.
Providing the plans and final SAP calculation have remained the same, our consultants will produce the required SAP report to the client. If anything has been changed, this will need to be added to the report and there is a possibility that the structure will no longer be compliant. If this is the case we will advise on any energy efficiency improvements that will ensure your building meets the required rules and regulations.
Different companies can conduct different SAP calculations, although we advise that you choose one. This is because you will have to submit the original plans and Design Stage SAP to the new company, and it will cost you more money in the long run.
